We are the first subdivision we are aware of requiring 3 car garages. Why? Let us count the ways:

•  Everyone has the stuff or toys to fill a third bay (or will have soon!)
•  It is a reasonable investment ($4-6,000 or 1.5-2% of your home purchase)
•  It has tremendous resale appeal (faster sales, more equity)
•  It will encourage cars to be in garages (not in the streets)
